Tenants are requested to sign up for the competition by submitting the cell phone numbers that are capable of receiving text messages. Entries are eligible for monthly drawings for prizes which can range from iPods to dinner and movies to TVs.

Tenants are encouraged to report suspicious activity or unruly tenants using text messaging to the property management company. Management is able to immediately respond to the situation. Since they know they can be reported at any time, tenants are trained to be a good neighbor. Property management companies utilizing this technique report a reduced rate of crime and vandalism.
